Maintain a hot water or steam boiler Once per year when the system is cold, drain the hot water boiler and flush it out. Close the water feed valve and unscrew the boilers pressure relief valve. Connect a hose to the boiler drain valve and run the hose to the exterior of the home away from the foundation. Open the valve and empty the boiler. Close the drain, refill the boiler to normal levels, roughly three quarters full is it’s a steam system. At this point you can add rust inhibitors through the safety valve port. If it’s a circulating hot water system you should lubricate the circulator pump if it is required by the pump manufacturer. After refilling a hot water system purge air from all convectors by opening their bleed valves. Start with the lower units and work your way upward. Close each valve when water comes out. Once per month when the boiler is operating, lift the lever on the pressure relief valve to let steam and hot air out for a few seconds (provided that there is a discharge pipe attached). If the valve does not close when you test it, its time to replace the valve. When replacing the valve make sure that the replacement valve is marked for the exact same temperature as the valve that you are replacing. Every month when the boiler is off open the valve at the bottom of the low water cut off devise. This will allow sediment to be discharged and help avoid clogging the system. Catch the water in a metal bucket, and run the water until it runs clear. You should add water to the boiler to bring it up to three quarter full. If the system does not have an automatic water feed device you should check the water level at least once per week in order to keep the boiler filed properly. Perform all other checks as specified by the operating manual of your individual system.
