Do your homework when selecting a home inspector

The most prevalent private waste disposal system in the county is the septic system. The septic system is made up of two different components a tank and a leach field. The septic tank is for storage and the leach field is for dispersal. Both of the components are installed underground. -

Septic systems require regular maintenance. As waste enters the septic system bacteria break down the sewage into gray water, sludge (solids), and scum (surface waste). As more waste enters the tank, grey water rises through a baffle and floats out into the leach field through perforated pipes. Most of the grey water is consumed by plant life. The remainder is lost through by normal evaporation. The other residues are consumed by types of bacteria.-

A septic system should be pumped out every two years because of the sludge and the scum build up in the tank. If you fail to pump out the septic system the sludge will rise and reduce the capacity of the septic tank. As the sludge in the tank rises it can get deep enough to make its way through the baffle in the septic tank. Once it enters the area past the baffle the sludge will enter the leach field. Once the sludge gets into the leach field it will clog the area between the stones and obstruct the perforated pipes in the field. When the leach field becomes obstructed the septic system will fail. Septic systems are quite expensive to replace. The cost of a septic system can cost upwards of $25000. -

To keep your septic system in good working order you should have it pumped every two years. You should be careful to keep inorganic materials from entering the septic system. Inorganic material will not be broken down by the bacteria and will eventually clog the system.

Many people aren't aware that the laundry detergent they use can kill the good bacteria in their septic tank. There are septic tank friendly laundry soaps available.
Good intel, keep them coming.
